Each visit includes a thorough walk-through inspection of the home. During the walk through, we are looking for a variety of problems, including water damage, insect damage, and anything else out of the ordinary.


Each time we visit, we perform important maintenance functions such as flushing toilets, running water, checking the refrigerator, verifying the air handler is performing, and a variety of other checks.


During emergencies such as a hurricane, tornado, or bugler alarm event, we are locally available to visit the home and inspect for damage.


On a case by case basis, more services are available, such as watering house plants.

  • Drains
    Run water to prevent sewer gas odor to build up, keeping seals from drying out, and checking for any leaks (sinks, showers and baths).
  • Toilets
    Weekly flushing to provide prevention of components drying out, add 1/2 ounce of chlorine to bowls for cleanliness.
  • Refrigerator
    Check ice-maker and look for any malfunctions.
  • Walk Through
    Complete walk through of the interior and exterior of the home.
  • Newspapers/Mail
    Pick up and dispose of any newspapers, fliers and/or debris from the drive, check mailbox and bring in any mail.


  • Water Heater
    Turn off breaker at initial inspection. Check for any leaks.
  • Air Conditioner/Humidistat
    Set to proper settings for unoccupied building. Check operation monthly and inspect drains for proper operation.
  • Dishwasher
    Run through rinse cycle monthly to check operation, look for leaks and help keep seals lubricated.
  • Anticipated Return to Area
    Set humidistat/AC, turn on icemaker, hot water heater and have property ready for turnkey occupancy on your return to the area.
  • Emergency Notification
    Immediate notification if an emergency situation arises.
  • Windows
    Check that all windows are closed and properly locked.
  • Water Stains
    Look at ceiling and walls for evidence of roof leaks.
  • Water Main
    Exercise water main valve to house, on at arrival, off at departure.
  • Doors
    Check that all doors are properly locked.
